Lenders, landlords, grant panels and visa caseworkers all want the same document in slightly different clothes: what the business does, who buys it, how the money moves, and what happens if it goes wrong. You describe the business; the plan is written around it and the projections come as a spreadsheet you can edit afterwards, because the first thing a loan officer asks for is a changed assumption.
